Texas Roadhouse To Replace Ryan’s On Dowdy Road, Oconee County Planning Department Told

Plans Approved

The Oconee County Development Review Committee has approved preliminary site plans that call for demolition of the building that was a Ryan’s Grill on Dowdy Road and show a new building to house a Texas Roadhouse Restaurant.

The site plans also call for a second building on the site that could be used for retail space and a restaurant.

The 7,420-square-foot-building for the Texas Roadhouse Restaurant would sit in the northern corner of the 2.7-acre-lot, where the existing 10,837-square-foot building is located today.

The second building, with 4,000 square feet of space, would be close to Dowdy Road on the other end of the lot.

Morgan Legacy LLC from Waynesville, N.C., purchased the existing site in September of 2016, and the Ryan’s closed near the end of 2016.

DRC Meeting

Texas Roadhouse, headquartered in Louisville, specializes in steaks. It operates across the U.S. and in a handful of other countries. It has a store in Snellville.

The site plans filed by Morgan Legacy before the March 17 meeting of the Development Review Committee listed Texas Roadhouse as the tenant of the larger building.

Gene Hinkle, representing Morgan Legacy at the DRC meeting, said a restaurant or retail outlets could occupy the second building.

The DRC, made up of representatives of Code Enforcement, the Environmental Health Department, the Fire Department, the Planning Department, the Public Works Department, and the Utility Department, provides technical reviews of submitted development plans.

Epps Bridge Parkway

The 2.7-acre lot has frontage on Epps Bridge Parkway, but access is via Dowdy Road.

County tax records show that Morgan Legacy acquired the property for $3 million on Sept. 2, 2016, from Noble Net Lease IIIa LLC.

The tax records label the sale as a “questionable” fair market value sale.

Noble Net Lease III LLC had acquired the property for $2.3 million in 2010, according to the tax records.

The building that was the Ryan’s was constructed in 2005, according to the county records.
