Oconee County Issues Interior Permits For Three Building Shells In Epps Bridge Centre

Aug. 15 Completion

Oconee County has issued interior building permits for all three of the buildings currently under construction in the core of Epps Bridge Centre.

Shell only permits had been issued for the three buildings earlier this year, and construction on the structures–side-by-side and northwest of Marshalls–is in full swing.

The county issued interior buildout permits for two of the buildings–to house Party City and Bed, Bath & Beyond–on April 30.

The Code Enforcement Office issued the permit for the third of the buildings on May 21.

The third building is being completed on speculation, according to the developer.

Buildings 340 and 350

Bed, Bath & Beyond will be located in a 25,024-square-foot building closest to the Oconee Connector and furthest from Marshalls.

This is labeled Building 350 in the Epps Bridge Centre plans and will be just about 1,000 square feet smaller in size than Marshalls.

Construction on the $1.3 million building for the domestic merchandise retailer is scheduled to be completed by Aug. 15, according to the building permit.

Adjoining Bed, Bath and Beyond will be the 15,000-square-foot home of party supply store Party City.

That $0.5 million building, labeled Building 340--also is to be completed by Aug. 15, according to the building permit.

Building 330

Between Party City and Marshalls is a shell for Building 330 that also will be built out by Aug. 15, according to the interior buildout permit.

This building also consists of 15,000 square feet, but the estimated value of the buidling is just less than $1 million.

The building permit lists the tenant as off-price department store Ross Dress For Less, but Epps Bridge Centre Developer Frank Bishop told me in an email message on Tuesday that the permit is in error.

“We do not have a tenant for 330,” Bishop wrote, but he said he had “numerous meetings with prospective tenants” last week.

Epps Bridge Center...can't walk anywhere. Horrible design, parking lots are very tight. Missed opportunity.

Agree. Horrible design. Entry and exit point fails.
