A North Carolina real estate development company that specializes in medical office projects is putting together plans for what it is calling a health park on 14 acres at the corner of Jennings Mill Road and Virgil Langford Road.
Athens Regional Health System, parent company of Athens Regional Medical Center, will be the tenant in the first building in the proposed seven-building complex, according to architectural plans submitted to the Oconee County Planning Department.
The county issued a permit for the foundation of that building on Aug. 26, and construction is underway at the site.
That Athens Regional building will include an urgent care center, outpatient laboratory services, outpatient rehabilitation, a sleep laboratory, a mind-body institute, a breast health center, and offices for physicians, according to a press release issued late last month.
It also will include a retail pharmacy and a café.
Interest In Second Building
Dr. Charles Peck, president and CEO of Athens Regional, told a gathering of the Athens Regional Foundation and the Oconee County Chamber of Commerce at the Jennings Mill Country Club last week that Athens Regional could be interested in additional space in the health park in the future.

The building under construction and a second anchor building each will be two stories tall and have 44,000 square feet of space.
The two building sit on four acres at the front of the complex, which will have entrances both off Jennings Mill Road and off Virgil Langford Road.
The estimated completion date for the first building is July or August of 2016, according to Mike Pilcher, director of the systems relations department of Athens Regional Health System.
That first building will have its primary entrance off Virgil Langford Road.
Already In Oconee
Athens Regional currently operates an urgent care facility in a 4,496-square-foot-building at 1960 Experiment Station Road in Butler’s Crossing.
It has three other urgent care facilities--in Barrow County, on the east side of Athens-Clarke County, and in Jackson County.
According to county tax records, Athens Regional does not own the building used for the urgent care center in Butler’s Crossing.
Athens Regional does own five undeveloped parcels totaling 76.5 acres on the west side of Jimmy Daniell Road just north of SR 316, according to county tax records.
Summit Healthcare
Summit Healthcare Group is based in Winston-Salem, N.C. According to its web site, the company’s project to date have been largely in that state.
Joel Harber, president of Reynolds Capital Inc., a local real estate brokerage and development firm, is responsible for the health park’s leasing and strategic planning.
The county issued the building permit for the Athens Regional facility to New Oconee Holdings LLC under the names Gavin Griffeth and Tim Burgess. The land is in the name of Oconee Medical Holdings LLC, according to tax records.
Oconee Medical Holdings LLC is based in Colbert. Griffeth and Burgess are the principals.
Three Sixteen Professional Quarter
Griffeth and Burgess have been the initial developers of the medical complex that now stretches from SR 316 to Virgil Langford Road, and county planning documents list this newest phase as Three Sixteen Professional Quarter Phase V.
According to the news release issued by Pilcher from Athens Regional on Aug. 24, the goal of the health park Summit Healthcare Group is planning for Phase V is to provide outpatient, hospital quality services.
Advances in technology are enabling providers to deliver more medical care outside of traditional and often more expensive hospital settings, the news release states.
Athens Regional plans to lease the building it will use from Summit Healthcare Group, according to Pilcher.
I did not attend the meeting at Jennings Mill Country Club where Dr. Peck spoke of future plans for Athens Regional. Pilcher confirmed that Dr. Peck said Athens Regional might use additional space in the health park in the future.
The Fairways CCRC
Oconee Medical Properties on Aug. 31 submitted preliminary site plans to the Oconee County Planning Department for 24.5 acres behind the first phase of Three Sixteen Professional Quarter for The Fairways Continuing Care Retirement Community.
Accessible at the rear of Langford Drive, the complex includes 24 two-unit buildings, a club house building, and an assisted/independent living building with 158 units.
The county approved the rezone for that property in September of last year.
The site plans submitted on Aug. 31 will go before the county’s Development Review Committee on Sept. 18.
The DRC is made up of representatives of the Planning Department, the Public Works Department, the Code Enforcement Department, Environmental Health Department, the Utility Department, and the Emergency Management Agency/Fire Department.
