Oconee County has issued building permits for two new restaurants in Epps Bridge Centre, one for Bone Island Grillhouse and the other for Diablo’s Southwest Grille.
Bone Island Grillhouse will be on the outlot between McDonald’s and Freddy’s Frozen Custard and Steakburgers. Big Property Holdings LLC, 1720 Epps Bridge Parkway, purchased the 1.8-acre-lot from Epps Bridge Centre LLC early last year.
Diablo’s Southwest Grille will be in Building 500 in the central core of the shopping center. It will be at the opposite end of that building from Groove Burgers, for which a permit was issued in December.
The permits bring to six the number the county has issued for stand-alone restaurants in Epps Bridge Centre, and a seventh restaurant is located within University 16 Cinemas.
The Diablo’s permit leaves only seven storefronts unleased in the shopping center itself, and the permit for Bone Island represents the fourth for the 12 out lots in the complex.
Food Complex
While Diablo’s joins Groove Burgers as bookends in the building facing the Oconee Connector that also houses the Alumni Hall sports apparel store, the building facing University 16 Cinemas is becoming something of a food court.

Taqueria Tsunami is at one end of that building, which also has Gigi’s Cupcakes. Di’lishi Frozen Yogurt Bar is nearby.
A sign in storefront 740 next door to Gigi’s says that a Subway sandwich shop is “coming soon.” No permit has been issued for Subway.
Another storefront around the corner in that central complex–numbered 640–also is vacant, but it is not marked as available.
Children’s Place had earlier been identified as the future tenant of that space.
Bone Island Permit
The Bone Island permit was issued on Jan. 11 to Michael Jansen, 1150 Julian Drive, Suite 160, just south of SR 316 west of Epps Bridge Centre.

The permit is for a 7,122-square-foot-building to be located on the 1.75-acre-lot that fronts on Epps Bridge Parkway. Nearby Cheddars’s Casual Café is 9,153 square feet in size.
Construction of the $1.8 million building for Bone Island is estimated to be completed in July.
The Oconee County Utility Department issued sewer capacity for a 226-seat restaurant.
An existing Bone Island is on Lake Oconee and features seafood and steak on its menu.
Diablo’s Permit
The county issued the Diablo’s permit on Jan. 7 to Diablo’s LLC Athens, with a Martinez address. Martinez is a suburb of Augusta, where the chain is based.
According to the permit, the buildout of the 2,385-square-foot-suite will be completed in May. Estimated cost is $265,000.
The Oconee County Utility Department sewer capacity documents indicate the restaurant will have 65 seats.
Existing restaurants in the Augusta area feature southwestern style dishes including burritos, tacos, quesadilla, and salads.
Addendum
Frank Bishop, developer of Epps Bridge Centre, told me in an email message on Jan. 21, 2016, that both Groove Burgers and Diablo's plan to use the outdoor space next to their stores "for their patrons to enjoy outdoor seating."
Taqueria Tsunami uses the space next to its suite for outdoor seating and service, and Bishop said the public areas next to the stores leased by these three restaurants were created to provide "the opportunity for outdoor utilization by the adjoining tenants."

What about the restaurant which seems to be a New York pizzeria in the shops where the Omni Club is housed??
The Oconee County Board of Commissioners granted an alcohol license for beer, wine and distilled spirits on Jan. 5 for Fifth Avenue Pizza LLC in that shopping center.
Sitting outside and eating is very nice (not today of course), but it would be even better if the landscaping was better. It really is just a big parking lot.
Lee, the area across the street from the spot has been clear cut (in the ugliest way possible). Any word on who, what, where, why?
I believe you are referring to the property across from the intersection of Cliff Dawson Road and Mars Hill Road. That land belongs to the University of Georgia, which is expanding the lake on the property used for irrigation.
The growing pains are less than eye-pleasing.
It'll be cleaned up and promises to be maintained attractively.
Now, will "they" heed their promises of the past two decades and limit the OIP to the northern 15-25%?
